Pool Safety, Liability and Management

By Greg Olear

Many homeowner associations (HOAs) maintain either an indoor or outdoor pool for the benefit of their members. Indeed, swimming is not only a pleasant way to cool off during the summer months; it's also one of the most efficient forms of exercise, and one of the less strenuous on the muscles and joints. Running HOA Golf Facilities

By Anthony Stoeckert

There are amenities…and then there are golf courses. Perks that are often found at homeowner associations like gyms, tennis courts and playgrounds are nice, but a golf course defines a property and is very often the primary reason people buy a home in that community. Read More

Safety adn Management of HOA Health Clubs

By Liz Lent

For most people, the hardest thing about starting—and sticking with—an exercise regimen is having to actually go to the gym or health club. Homeowners lucky enough to have a gym on their community association's grounds, however, have an advantage. Nothing makes exercising easier than being able to roll out of bed and walk a few yards to your community health club. No driving 20 minutes to get there, no having to carry a gym bag or wait in line to shower. Summertime means long absences from home for many New Jersey residents, and that makes it an especially active time for thieves and other miscreants. Read More

Management Matters

By Hannah Fons

What makes an association manager really successful? Is it hands-on attention to each association in their portfolio, or their ability to point wayward boards in the right direction to solve their own problems? Do great managers have to know the name of every board member in every association they handle? Since each association community has its own personality and culture, maybe it's most instructive to ask managers themselves what they think separates the great from the merely good. Read More

A Good Look at Hoboken

By Greg Olear

Hoboken is a city of about one square mile sandwiched between the Holland and Lincoln Tunnels that run under the Hudson River between Manhattan and New Jersey. Once the butt of urban renewal jokes, the city has enjoyed a renaissance in the last quarter century as its proximity to Manhattan's Financial District has attracted more affluent tenants, pumping money into the local economy and reviving what was once a depressed town. Court Upholds Case Against Cape May Condo

By David Byrne

A New Jersey appellate court recently upheld a trial court's refusal to force condo unit owners to pay an assessment levied to cover the replacement of sliding glass doors in each of an HOA's units. In the case of Regent Beach Condominium Association v. Capolino, the appellate court ruled the condominium did not have the power to assess owners for the replacement cost of items included within the definition of "unit." Read More
